Step 1: Let’s Get Started!
We’ll start with a quick chat to get to know each other. You’ll share your ideal neighbourhoods, budget, and “must-haves” for your new home. I’m here to listen and understand your goals, so feel free to share all the details. My job is to help you find a home that fits your lifestyle and dreams.
Step 2: Secure Pre-Approval
Before we dive into house hunting, securing a mortgage pre-approval is essential. I can connect you with my trusted mortgage broker, Jamie Walsh, who will guide you through obtaining financing with ease. With pre-approval in hand, you’ll know exactly what you can afford and be ready to make a strong offer when the right home appears.
Step 3: House Hunting
Now for the fun part! We’ll tour properties that match your criteria and get a real feel for what’s out there. I’ll answer questions during showings and help you envision each home’s possibilities. Plus, I’ll send you my handy Showing Tips Guide to make each tour as smooth as possible.
Step 4: Ready to Make an Offer?
Once you’ve found the one, I’ll guide you through making an attractive offer. From determining the ideal price to negotiating terms, we’ll build an offer that aligns with your needs and the current market. Step 5: Negotiations and Conditions
After we submit your offer, we may enter a negotiation phase. Don’t worry – I’m here to handle this on your behalf, keeping your best interests in mind. Once your offer is accepted, we’ll work through conditions like financing and inspections to ensure everything is in order.
Step 6: Meet the Conditions
This is where we take care of the essentials: securing your mortgage, conducting a property inspection, and ensuring all terms are met. I’ll coordinate the process and update you to make each step seamless. We’re almost there!
Step 7: Finalizing the Deal

Step 8: Possession Day!
